D.C.-based investment group acquires NE Richland senior living community

The 92-unit Summers Landing Polo Road senior living community in Northeast Columbia has been acquired by an affiliate of Washington, D.C.-based Wardman Group.

According to the Richland County Assessor’s Office, the property had a taxable value of $3.6 million and was previously owned by Polo Road Assisted Living LLC.

Wardman hired senior housing management company Integral Senior Living (ISL) to manage the property and also announced that the property was re-named “Amara Place at Columbia” shortly after closing.

In addition, Wardman said in a press release that it has started a $1.4 million renovation of the 20-year-old facility. The project includes:

  • Interior renovations of the common areas, including new furniture, carpeting, and artwork.
  • Exterior upgrades to the landscaping, drive aisles, and exterior painting.
  • Expansion to the dining area.
  • Increasing the size of the memory care wing from 22 units from 14.

“In addition to upgrading the property’s physical plant, our main goals are to improve the quality of the property’s resident care, food service, and overall staffing,” Wardman CEO Thad Paul said in a statement.

Paul added that the property offered his firm an attractive location in the Southeast and “the positive supply and demand fundamentals of Columbia’s senior housing market.”

When renovations are finished, the complex will have 38 independent living, 32 assisted living, and 22 memory care apartments, the release said.
