Law firm leases 7,895 square feet of Class A office space downtown

Law firm Hendrick Gardner Kincheloe & Garofalo LLP has leased 7,985 square feet of Class A office space in downtown Columbia in the nine-story, 170,000-square-foot First Citizens Center.

NAI Avant senior broker Macon Lovelace and broker Peyton Bryant represented building landlord First Citizens in the transaction. The First Citizens Building, built in 2006, is located at 1230 Main Street in the heart of Columbia’s Central Business District.

Hendrick Gardner, which will occupy Suite 301, is relocating from The Tower at 1301 Gervais. The business has nearly 100 attorneys in four offices across the Carolinas specializing in conflict prevention, management and resolution.

In other area commercial real estate transactions, Palmetto Beverage Management Corp. has purchased a new corporate headquarters at 2738 Millwood Ave. Colliers International senior brokerage associate Mary Winter Teaster represented the buyer in the sale.

Palmetto Beverage is the S.C.-based management arm for multiple retail alcohol beverage concepts in Georgia and South Carolina including Green’s Beverage Warehouse and Green’s Beverage stores.

Other transactions:

  • Best-One Tire, a S&S Firestone Inc. subsidiary, will lease a 15,000-square-foot building at 1612 Bluff Road. The business is relocating from 2708 Shop Road, where it has operated for the past eight years. NAI Avant senior brokers Dick Stanland and Nick Stomski represented the landlord, DWB Bluff Road LLC, in the transaction. The lease for the new location, which will include 1,500 square feet of showroom/office space, begins Feb. 1, 2018. S&S Tire includes 11 wholesale tire distribution centers in 18 states, 20 Best-One Tire commercial truck tire centers and three tire retreading plants.
  • NAI Avant’s Lovelace represented the landlord, Edens Airport Glass Partners 89, in a long-term lease extension at Binswanger Airport. WESCO Distribution Inc. will occupy 20,000 square feet of industrial space at 100 Branch Road in West Columbia.
  • Tommy Johnson of Colliers represented the landlord in the lease of 440 Knox Abbott Drive in Cayce to Butler Animal Health Supply.
