Medical office building sells for $9.5M

The 31,697-square-foot Columbia Nephrology medical office building at 121 Park Central Drive has sold in a $9.5 million investment transaction. The Class A office space was 100% occupied by Columbia Nephrology Associates, Fresenius Medical Care and Fresenius Vascular Care.

NAI Avant director of investment sales Dail Longaker Jr. facilitated the transaction. Longaker also recently completed a $5.15 million sale/leaseback of a private medical practice’s 16,444-square-foot building in Florence. He also facilitated a $900,000 lease of a 6,588-square-foot medical office building in Camden to an affiliate of Life Point Health, as well as the renewal of a $6.7 million lease of a 61,645-square-foot medical office building in Columbia.

Longaker’s medical office property transactions throughout the state exceed $122 million, according to an NAI Avant release.

In other area transactions:

  • NAI Avant broker John Gregory represented Summit Financial Advisors LLC in the purchase of a 2,000-square-foot building for $345,591. The building, located at 416 West Main St., in Lexington, was sold by JJA Holdings LLC and will be the new home of Crescent Financial Group, which is relocating from another Lexington location.
  • Chicago Title Insurance Co. is expanding to a 5,155-square-foot space at the Landmark Professional Office and Medical Park at 3600 Forest Drive. NAI Avant broker Peyton Brant represented the landlord in the lease transaction at Landmark I.
  • Columbia-based fence contractor Ryan Brewer Enterprises LLC purchased a 9,600-square-foot industrial facility at 122 Gardners Terrace Road for $550,000 from All State Equipment Co. NAI Avant senior broker Dick Stanland represented the buyer.
