Blythewood industrial warehouse sells for $4 million

A 70,000-square-foot Blythewood industrial warehouse has sold for more than $4 million.

NAI Columbia’s Ryan Causey and Peyton Bryant represented the seller, 6300 Halle Corp., in the sale-leaseback of the Class A warehouse at 116 Belk Court in Carolina Pines Industrial Park which houses Hodell-Natco Industries Inc., a wholesale distributor of fasteners and chains, and Dealer Tire Corp. KST Holdings LLC purchased the building for $4,075,000.

The warehouse can be expanded to accommodate tenants requiring up to 70,000 additional feet, according to a news release from NAI Columbia.

“We are grateful for Ryan and Peyton’s diligence and persistence to help sell our asset in the Columbia market,” William Rex, president of 6300 Halle Corp., said in the release. “The net funds generated from the sale-leaseback have increased our financial flexibility now and in the future to support our current and potential business objectives.”

NAI Columbia agents also facilitated the sale of a 77,924-square-foot manufacturing facility in Camden. The building, located on 20 acres at 30 Hengst Drive within Steeplechase Industrial Park in Kershaw County, was sold by Accuride EMI LLC to Custom Profile.

Custom Profile manufactures and supplies plastic profile extrusions for the appliance, furniture, office, medical and marine industries. The new facility is expected to create 70 jobs, according to a news release.

NAI Columbia’s Jeff Hein and John Gregory, along with Matt Burton, managing director of Mohr Partners, represented the seller.  

“After many showings of the property and much interest, we were able to secure our client multiple offers and successfully sell the asset,” Gregory said. “This deal is a win for the client, the purchaser, Kershaw County (and) the state of South Carolina.”
