Office building in Synergy Business Park sells for $3.55 million

A 51,000-square-foot office building at 201 Executive Center Drive inside the Synergy Business Park has sold for $3.55 million. NAI Columbia’s Jeff Hein and Thomas Wyatt represented the buyer, Appian-Shipwatch LLC.

The three-story office building features recent renovations to common areas and is located near the intersection of interstates 20 and 26.

“To bring such a quality buyer to this site proves that the commercial real estate market in Columbia is still going strong,” Hein said in a news release. “We are happy to be able to assist Appian-Shipwatch LLC with this purchase.”

Trinity Partners adds 3900 N. Main to portfolio

Trinity Partners has added a 40,000-square-foot building at 3900 N. Main St. to its property management and listing portfolio. Trinity office and retail specialist Paul Hartley and William Mills will lead leasing and sale efforts, according to a news release.

Located in the opportunity zone overlay at the intersection of North Main and Monticello Road, the building was previously a Bi-Lo supermarket. Currently, North Main Kidney Center occupies 8,250 square feet of the building, leaving 30,653 square feet available for lease.

“With the steady progression of streetscaping and infrastructure improvements up the North Main corridor, the district continues to make strides in development, leasing and sales success over the past few years,” Hartley said. “The property offers a great opportunity for businesses or companies looking to lease space, for buyers looking to acquire investment property, or for a complete re-purpose for an end-user. It’s a very rewarding project for our team to be a part of.”

Colliers brokers Shiyu Electronics lease

Collier’s Chuck Salley, Dave Mathews, Thomas Beard and John Peebles brokered the lease for 54,312 square feet of space at 128 McQueen St. in West Columbia to Shiyu Electronics USA LLC.

The China-headquartered company supplies parts for washing machines made at Samsung’s Newberry manufacturing plant.

“This deal signifies the impact of the Samsung investment in the central South Carolina region as another supplier moves into the area to be close to their plant,” Salley, vice president  and director of Collier’s Columbia industrial brokerage team, said in a news release. “The business-friendly climate of Lexington County was appealing to Shiyu.”

The 170,195-square-foot property, near Old Dunbar Road is close to Columbia Metropolitan Airport, has also seen recent leases to Morrisette Paper and Carolina Container totaling 115,883 square feet. The Shiyu lease brings the property to 100% occupancy, according to the release.

In other area transactions:

  • Salley, Beard and Peebles represented Reger Holdings LLC in the purchase of a 388,000-square-foot industrial building at 2500 Rowesville Road in Orangeburg for $7.5 million.
  • Salley, Beard and Peebles represented Weston Inc. in the lease renewal of a 39,000-square-foot industrial space for L&L Products Inc. at 1025 Technology Drive in West Columbia.
  • Salley, Mathews, Beard and Peebles represented Gerald L. Stimple in the lease of 88,983 square feet of industrial space at 809 Bookman Road in Elgin to Trane US Inc.
  • Collier’s Ryan McCue represented the purchaser in the acquisition of 91.86 acres of land on Sandhill Road in Eastover.
  • Collier’s Craig Waites and Paige Bryant represented the seller, Wells Fargo Bank N.A., and Rox Pollard represented the buyer, STG Properties, in the sale of a 3,225-square-foot retail building at 165 Columbiana Drive.
  • Collier’s Mary Winter Teaster represented 130 State Street Properties LLC in the lease of retail space at 132 State Street in West Columbia to West Point Coins LLC.
