Colliers to market 247,000-square-foot spec building

Ahead of a groundbreaking planned for later this month, Colliers | South Carolina has been selected to provide brokerage and marketing services for a 247,000-square-foot distribution center at Columbia Metropolitan Airport.

 The industrial speculative building, located off Platt Springs Road and Colite Drive, is owned by Indianapolis-based developer Scannell Properties. Colliers’ industrial brokerage team of Chuck Salley, Dave Mathews, Thomas Beard and John Peebles will be tasked with bringing distribution or manufacturing users to the Class building. 

Scheduled to be completed in the third quarter, the spec building will feature 32-foot clear heights, 71 trailer parking spaces, 22 dock-high doors, an ESFR fire suppression system and LED lighting. 

The distribution center borders CAE Enterprise Park, home to Flex, Harsco Rail, L&L Products, CEEUS Inc., Allied Air Enterprises, Beverage South, and Ferrous Engineering and Tool. A new stoplight will be installed at the corner of Platt Springs Road and Enterprise Parkway to improve access to the industrial park, according to a news release from Colliers. 

“Airport Distribution Center is located within a mile of both the UPS Air and Ground hubs and the FedEx Air Ship Center, making it ideal for e-commerce businesses and last-mile delivery service providers,” Salley, managing director of industrial services for Colliers’ Columbia office, said in the release. “The property’s access to three interstate systems within 10 minutes allows quick access to surrounding submarkets and regional markets as well as the port of Charleston.”

The spec building is the first development in Columbia for Scannell Properties, which has completed build-to-suit projects in Duncan and Rock Hill. 

“While Scannell is not new to South Carolina, we are excited to break into the Columbia market,” Noam Newman, development manager at Scannell Properties, said. “We recognized the opportunity for growth in this market and we have planned strategically to deliver building solutions to meet the current market demand.”

A privately owned real estate and development company, Scannell Properties focuses on speculative development projects throughout the U.S., Canada and Europe.
