New subdivision planned for Blythewood

A new subdivision is being planned for 38 acres of land at the intersection of Hardscrabble Road and Rimer Pond Road in Blythewood.

LandTech Holdings LLC, already developing three projects in the area, plans a fourth residential subdivision with close to 85 lots, said manager Chuck Munn.

“We hope to be finalized with a builder in the next few weeks,” Munn said. “We have been through the re-zoning process. This subdivision is planned to be low-density housing with hardy plank, stone and brick finishes.”

LandTech’s latest Blythewood-area subdivision is yet unnamed. The other three are all about a quarter-mile from the newest project, Munn said.

Coatbridge features 104 homes and already has owners, while Long Cove (161 lots) and Sterling Ponds (117 lots) are being completed.

“A shortage of homes in the market is one of the main reasons for the new construction,” Munn said. “We are currently below the averages. Columbia has never fully recovered from the recession that took place in the late 2000s, but things are definitely improving.”

Founded in 1990, LandTech is a private real estate development, marketing and managing firm headquartered in Columbia.

NAI Avant senior brokers Tom Milliken and Tombo Milliken represented Peggy Pearce Caskey in the sale of the property for $800,000.

NAI Avant also facilitated the sale of a 4,163-square-foot office building at 7936 Broad River Road in Irmo. Broker John Gregory represented the buyer, Cornerstone Animal Hospital, which plans to relocate its veterinary operations and boarding service from 1085 Lake Murray Boulevard.
