Construction has begun on the third and final phase of St. Anns Alley, a 34-unit, single-family development in West Columbia’s River District.  

Phase III will include the development’s final 11 homes and one live-work unit. Construction has started on five homes and is slated to begin on the remaining six within the next few months, according to a news release.  

The third phase will feature a new model, the James II, with about 64 more square feet than the James. Other models include the Baldwin and the Jefferson.  

“The additional square footage really provides options for the second bedroom upstairs, as it is almost as the large as master bedroom at the other end of the hall,” developer Mark James said in the release. 

St. Anns Alley is a project of Spring Street Partners, which includes James and fellow developers Tyler Baldwin and Joe Taylor. Mungo Construction of Irmo is the builder and Allison Ramsey Architects of Beaufort the designer.  

All 11 of the homes in Phase I are sold and occupied, according to the release. Eight of the 12 homes in Phase II are sold or under contract, with the remaining four nearing completion and expected to be available for purchase by the end of this month.  

“This is a unique concept, the first of its kind in the Midlands – promoting high-density, single-family homeownership within walking distance of downtown amenities and work – and has proven to be very popular elsewhere,” Baldwin said.  

Development homes average 1,150 square feet and are two- or three-bedroom units with two and a half baths. The neighborhood also includes a park, sidewalks, landscaping and a lighted mailbox kiosk with a seating area. Marketing for St. Anns Alley is being handled by The Wheeler Group, licensed with Coldwell Banker.
