Parklane Centre, a 47,810-square-foot office park located on Parklane Road between Interstate 20 and I-77, has sold to Miami-based SF Partners LLC for $4.16 million.

The building, built around 1988 and renovated in 2005, was sold by Greenville-based commercial real estate investment company RealOp Investments. It is around 95% leased with 10 tenants, according to a news release.

(Photo/Provided) Kyle Putnam, RealOp chief investment officer, said the company received numerous offers on the property, situated on 5.25 acres. RealOp, which purchased the property in December 2014, was represented in the transaction by Marcus & Millichap’s Andrew Margulies, Charles Gallagher and Harrison Creason.

“When we purchased the property our goal was to increase occupancy, drive rent growth and exit profitably,” Putnam said in the release. “We have accomplished that.”

In other area transactions:

  • NAI Columbia broker John Gregory and senior broker Peyton Bryant represented the seller in the sale of a 4,247-square-foot office building at 247 Columbia Ave. in Lexington. The property sold for $565,000 to Troy Holdings LLC, which plans to re-open an Urgent Care facility at the location, according to a release.

This is good news. I live nearby the building and am glad to hear that it is being put to good use.
